Big Bay Beach Estate UDF

Type: Urban Design & Masterplanning
Completion: Ongoing
Size: 15 Ha
Client: Jonga Entabeni Property Investments

The proposed Big Bay Beach Estate lies within an urban region that has historically been characterised by fine grained and accessible fabric, surrounding the Blue Peter and Ons Huisie, structures that date as far back as the late 19th century. Today the historic Blaauwberg Village is abutted by an explosion of recent developments. The development of the large land parcel dedicated to the Big Bay Beach Estate offers a unique opportunity to reconsider the spirit of place and to use the critical mass to re-establish a village character. The development philosophy is supported by a well considered set of aims and objectives that take their cue from the historic West Coast context, seeking qualities that have, up to now, been lacking in the recent development of the area. These qualities include variety, permeability, legibility, adaptability, intimacy, and balance. The purpose of the urban design framework is to balance public interest with private interests. A main objective of the Big Bay Beach Estate is to create an extended amenity site that has a village character and is publicly accessible.

Big Bay Beach Estate is made up of a mixed-use town centre development named Eden on the Bay, multi-residential enclaves, and a single residential estate named Water’s Edge Estate. Public facilities such as a police station, life savers club house, parking, and a public green open space facing the beach benfits the larger estate and the wider community.
