14 Dock Road is located on the original shoreline of Table Bay prior to the construction of the Foreshore. Built over six floors, the shape of floor plates were very much influenced by the desire to maximize views. With the City to the south, the Harbour to the northeast, and Signal Hill to the west, each view showcases a different element of Cape Town.
This 5 Star Green Star rated office building comprises of 6 office floors with Ground Floor Foyer and Phase 1 Basement Parking over 3 levels. The design embodies sleek and seamless elegance. Its homogeneous form is encased in a glass skin. A glass atrium lobby provides a window into the building, exposing the building’s programme and blurring the divide between inside and outside. The overarching design approach, was that of “Restraint”. All aspects of the building design, from building mass and façade treatment to fixing details, incorporate this practice of restraint, to present an elegant contemporary building solution. There is a noticeable juxtaposition between different materials as they meld together, emphasizing both hard and soft finishes.
The development of 14 Dock Road has allowed the continued improvement of the infrastructure and pedestrianization of the Canal District with further development planned to complete the precinct shortly. With this future development in mind, the basement below 14 Dock Road has been planned and constructed so that it can be expanded into a ‘super basement’.
