Prodeco-Ltd is a Nigerian property development company operating in the oil and gas markets. The East Mole Site, located on Victoria Island, Lagos, required masterplanning of a workers' compound and ancillary facilities, allowing for a variety of accommodation types. SVA International (formerly Stauch Vorster Architects) developed a master plan which incorporated housing, a retail and hotel complex, gymnasium and recreational facilities, and an office complex. All parking requirements are met inside a podium, which allows for free pedestrian movement and landscaped gardens in between buildings. Specific emphasis was placed on views towards the waterside, as well as varying heights of buildings throughout the project, resulting in an articulated skyline. The following urban design objectives gave form to the masterplan:

• A strategic land swap to optimise proximity to harbour edge and views
• Optimising building positions and mass for harbour views and an articulated skyline
• Parking podiums & slow car movement
• Design emphasis on the pedestrian environment
• Clustering of retail, hotel & commercial facilities
• The yacht club piazza & retail courts become main public spaces
• Sport facilities becomes buffer zone to Eco Atlantic

On completion of ongoing land deals and marketing processes, the masterplan will be developed into detailed precinct plans and subsequent site development plans and architecture.
